The Texas Ranch Real Estate Market

Many people think of ranch life as being simple and peaceful. And while that may be true in some aspects, living on a Texas ranch can also be demanding and challenging. If you're thinking about buying a ranch, it's important to understand what you're getting yourself into. Here are some things to consider before making your decision.

Positives About Texas Ranch Life

  • The wide open spaces
  • Fresh air and natural light
  • The sound of silence
  • Endless opportunities for outdoor activities
  • The community feeling
  • Ranch life is a slower paced lifestyle

Negative Aspects of Texas Ranch Life

  • Expense of equipment and upkeep
  • Noise from animals and machinery
  • Dust and dirt
  • Limited shopping and dining options
  • Isolated location
  • Poor internet service, though companies like NextLink are solving this problem

Texas Ranch Locations

With Texas' vast ranchlands, you'll never be too far from the country. In smaller cities such as Waco and Austin - which are almost 100 miles apart - land for ranches might only be three or four miles outside of town. However with plenty of land outside cities, there should still always enough land for the new ranch owner or seasoned expert to find that perfect parcel. Keep an eye on the booming areas of Collin County, Denton County and Grayson County. These areas will be expensive, but are in the hotspots of north Texas growth.

Large Texas Ranches (640+ acres)

To find a large Texas ranch, we must first define what the term "large" means. Large can mean different things to different people. It would be best if you made up your own definition for this question, for me a typical large ranch is now considered at least 1 section of land or 640 acres. Keep in mind a Texas ranch of this size might cost $200k in far west Texas or $64,000,000 in downtown Celina near Preston Road. Its all due to location, location, location...

Medium Texas Ranches (100 - 640 acres)

Many of our clients that have a strong financial position opt to purchase a more modest size ranch very near to town. These properties are typcially very expensive, but allow our client to live a lifestyle that merges the best of both worlds. They have an easy commute to town for supplies, attending church, great schools and can return to the serenity of their amazing country property at will.

Hobby Ranches (100 Acres or less)

The term Hobby Ranch is now becoming the norm as many larger ranches are sold and broken into smaller, more affordable sized properties. These type of ranches may be perfect to keep a few head of horses if you family loves to ride. You could also easily run five or more head of cattle to get your ag exemption for you land taxes. What ever your family selects we are happy to help advise you on your purchase.
