A Quick History of Sherman Texas

Sherman is a small Texas town that was founded in the middle of the 19th century in Grayson County. Grayson County was named after Peter W. Grayson, who was a historic Texan. Sherman used to sit about four miles to the west of where it is now, but due to a lack of wood and water, it was moved to its present location in 1848.

General Sidney Sherman played a big role in Texas's fight for independence. He played a big part in the Texas Revolution and led his troops with the famous cry of "Remember the Alamo! Remember Goliad!". Later, Sherman helped with the construction of Texas's first railway, the Buffalo Bayou, Brazos and Colorado Railway.

Sherman has had quite a few challenges such as the Civil War, the devastating cyclone of 1896, and the difficult Reconstruction period. Sherman adopted industrialization in the late 19th and it paid off! Sherman has a promising future based on its location, infrastructure, and economic incentives.

Supply and Demand

Currently the supply of homes is greater than the demand for homes in the Sherman real estate market. We expect this to change once the new TI chip fab begins production and the other high tech firms open for business in mid 2025. This has the potential to cause demand for single family homes to surge and supply to dry up. Builders are also anticipating this demand surge and are building both new homes and neighborhoods at this time.

New Construction Homes

Sherman has many new neighborhoods under construction and in the planning stages. We have intimate local knowledge about the new home market in Sherman and have built custom homes there. The master planned neighborhoods are just coming online in 2024. A perfect example is Heritage Ranch which is quickly ramping up with many new homes. Master planned communities are focusing on smaller lot sizes with more community amenities. Home prices are far from affordable, but are still within purchasing range for most families in the area. Builders continue to test the upper limit of what home buyers will pay.

Custom home builders are scattered all over Sherman with modest sized homes and lots from 2,000 sq ft to massive custom homes well over 6,000 square feet. Prices are adjusted based on a calculated price per square foot.

You might consider allowing us to represent you in the home building process. We provide a detailed overview of the new home building process with a massive amount of education. Then we help define your budget, area of interest and schedule introductions to builders than might meet your needs. After the contract is signed we provide video updates on the progress of your new home. We really are quite good at assisting you in the construction of your new home. With the current economic woes due to the current presidential administrations policies, we see great potential risk for Sherman's economic sector due to inflation, high interest rates, a lack of overall business support and a tax and spend mentality. Weather/Climate

Sherman is located in Texas, so its hot. Really hot. Did I mention it gets hot? Seriously, the north Texas weather patterns are mild winters and brutally hot summers that tend to be long with many days well over 100 degrees. Our summer lasts from June to well into September. The humidity is not nearly as bad as Houston Texas but can make our summers more painful.

Our thunderstorms are something to see, they can be very exciting to the locals and scary to the transplants. We also have tornados (rarely) and more commonly hail storms. Hail can be deadly to both people and animals, so please get everyone inside and animals undercover if possible.

Most of our spring, summer and fall days are blue skies and great temps for being outdoors. Give yourself time to adjust to the heat and you will be able to stay active most all year long.
