Despite Prosper's close proximity to Frisco and McKinney, the city maintains one of the lowest crime rates in the area. Neighbors enjoy peaceful, manicured neighborhoods with a wide variety of environments. It is always amazing to folks that visit our master-planned neighborhoods like Windsong Ranch, Light Farms and Mustang Lakes with all the amenities and then the gated equestrian estates of Amberwood Farms. Prosper truly does have a home for every need...
Prosper Tx Homes For Sale consists of virtually every type and style. With so many custom homes being built homeowners have the freedom to build what they love. The master planned neighborhoods of Christie Farms, Gentle Creek and Whitley Place all unique looks to them. Do have a more consistent look and feel, but even these homes have a great deal of variation. Prosper works very, very hard to create a unique and intriquing look to each neighborhood. Prosper has many neighborhoods that range from "urban tight" to 6 acre equestrian properties. No doubt Prosper home shoppers quickly learn to see and feel the unique atmosphere of the different neighborhoods as well, as each has its own.
It does not matter if you are building your dream home or buying one with a few years on it, land in Prosper is EXPENSIVE. The simple fact is, Prosper has very little land and there is huge demand for it. It seems like everyone wants to move to Prosper when they get a private tour. This is wonderful for our Prosper home owners, but hard on our would be buyers.
That said, there are many older neighborhoods with great homes in them on acreage lots that need a bit of updating. These communities have some great advantages over newer ones. Everything from mature trees to peaceful winding streets. Many of the neighbors have lived there for decades and are always happy to great new families.
As Prosper's unique benefits got out, developers seized any opportunity to develop larger parcels. From the mid to late 2010s through today, the choice of neighborhoods in Prosper exploded. Planned communities started appearing with amazing amenities like Windsong Ranch's custom 8 acre Crystal Lagoon Pool.
Today, the new large planned communities of Prosper are all volume built, but custom builders can still be found on acreage tracts if you know where to look. Luckily, these volume builders have varied up their floorplan selections and really taken efforts to build homes that do not have the cookie-cutter look of less expensive areas.
Luxury Lots and Estate Homes
Prosper has never had a problem attracting luxury home buyers. This is a simple market dynamic at play. Low availability + Huge demand = High prices. This is just a fact of life if you want to live in Prosper. Additionally, there was a rush to buy up homesteads: acreage with an old home that was torn down and replaced with a luxury estate. As you drive through town you'll see these large custom homes, often hard to find.
Prosper operates a council-manager form of government. This means there's a mayor, who acts as the main political leader, and an elective “Town Council” which enacts legislation, adopt budgets, determine policies, and appoint the Town Manager, who, is responsible to the Town Council for the execution of the laws and the administration of the government of the Town. .

Population and Economy
The first settlers arrived in this area in 1846 for the black fertile prairie soil of North Texas where cotton was a key crop. Between 1850 and 1902, two settlements existed. One community, Rock Hill, was two miles south of the present town. The second community, Richland, was one mile north. The development of these small communities was expedited in 1876 when County Courts ordered small tracts of land to be established for quick sale. These tracts, each approximately 160 acres in size, were sold for $3.50 per acre. Dr. A. T. Bryant of McKinney purchased one of the tracts, which later became the geographic nucleus for the Town of Prosper. Today Prosper encompasses 27 square miles of land.
