Today, the new large planned communities of Prosper are all volume built, but custom builders can still be found on acreage tracts if you know where to look. Luckily, these volume builders have varied up their floorplan selections and really taken efforts to build homes that do not have the cookie-cutter look of less expensive areas.

Prosper has never had a problem attracting luxury home buyers. This is a simple market dynamic at play. Low availability + Huge demand = High prices. This is just a fact of life if you want to live in Prosper. Additionally, there was a rush to buy up homesteads: acreage with an old home that was torn down and replaced with a luxury estate. As you drive through town you'll see these large custom homes, often hard to find.

Prosper operates a council-manager form of government. This means there's a mayor, who acts as the main political leader, and an elective “Town Council” which enacts legislation, adopt budgets, determine policies, and appoint the Town Manager, who, is responsible to the Town Council for the execution of the laws and the administration of the government of the Town. .

Population and Economy
The first settlers arrived in this area in 1846 for the black fertile prairie soil of North Texas where cotton was a key crop. Between 1850 and 1902, two settlements existed. One community, Rock Hill, was two miles south of the present town. The second community, Richland, was one mile north. The development of these small communities was expedited in 1876 when County Courts ordered small tracts of land to be established for quick sale. These tracts, each approximately 160 acres in size, were sold for $3.50 per acre. Dr. A. T. Bryant of McKinney purchased one of the tracts, which later became the geographic nucleus for the Town of Prosper. Today Prosper encompasses 27 square miles of land.

Silo Park (food trucks)
Did you know Prosper Tx has a food truck court named Silo Park, with room for 6 food trucks, outdoor seating, a kid's play area, and an air conditioned indoor seated full bar with bathrooms and a tv? Well it does, and it is a really fun place to go for a quick bite to eat or to hang out with friends and have a drink while the kids play. Located in the old downtown section of Prosper at 380 West Broadway in The Old Town District of Prosper, TX. This is a such a cute area right in the shadow of the old Prosper grain silos. It is family friendly with a backyard cookout feel to it.
Town Lake Park (Whispering Farms)
Town Lake Park is a 27-acre catch and release stocked fishing lake with a fishing dock, hike and bike trails and picnic areas. Kayaking, canoeing and non-motorized boating are allowed. There are two entrances to this awesome fishing lake. One in the neighborhood of Greenspoint and one in Whispering Farms. The Greenspoint entrance is secluded with no real parking, but the Whispering Farms entrance has tons of parking and a pseudo boat ramp.
Children's Health Stadium (Prosper ISD Football Stadium)
For most Texans we love a friday night football game and big high school football stadiums are the norm. However, even for us jaded old Texans, the Prosper stadium is amazing. The little town of Prosper spent $53 million and has the largest high school video board in Texas. The stadium easily holds over 1,000 fans and has a natatorium. Built in 2019, it stills catches the locals off guard when we drive by. Located at 2000 Stadium Drive Prosper, TX 75078, you should try to watch a game or event there at least once.
