Back in 2013, Jay Hankla started Southgate Homes in Dallas tx. He was working for the amazing Shaddock Homes company. He had a vision of taking that great product and enhancing it with his style. The result was some of the sharpest homes I have ever seen. Jay was using old school architechtural elements and cute eleveations to make a distinctive mark. I still remember one of his model homes in Lucas that had a media room with pocket doors. I still love that home to this day!

Pros and Cons of Building A Southgate Home
Southgate Homes has been a love - hate experience for me as one of the top new home construction REALTORS® in the DFW area. I really love the architectural design of their products. I am ambivalent about their construction materials and quality. I have had client experiences all over the board with them. My best advice for you, is buyer beware. Not about the quality of the product, the sales process or the construction, but the problem resolution team.
Pros of Building A Southgate Home
1. Architecture - Southgate has some of the cutest homes on the market, period. In a time of cookie cutter homes with no personality Southgate Homes stands out.
2. Location - Whoever is responsible at Southgate for picking the neighborhoods they build in should get a raise. Southgate nails it almost every time by picking the hottest neighborhoods in DFW.
3. Employees - I have met some of the best employees in my real estate career at Southgate and sadly some of the worst. Most of the bad employees have been in management and were horrible to deal with. The sales associates and construction mangers were and continue to be great.
Cons of Building A Southgate Home
1. Price - Southgate continually prices their homes at the upper end of the spectrum. A more aggressive pricing model would increase the value of their product.
2. Quality - We have experienced many quality control issues with Southgate Homes. Our home inspector identified them, Southgate fixed them. Other builders would never have allowed these items to be missed.
3. Problem Mitigation - This is the heart of my issues with Southgate. If you make a mistake or do something wrong, own up to it and make it right. Do better Southgate.
Summary
I strongly recommend you purchase an inventory home from Southgate homes. This is the best way to enjoy your home with the least stress. However, if you do elect to build with them, get multiple home inspections, maintain close communication with your sales associate and construction manager and hire a very experienced new construction REALTOR®.

What is the design process like with Southgate?
The Southgate design process is very straightforward and very similar to other home builders. You pick your floorplan and lot. They make sure the floorplan fits on the lot and you negotiate your contract while including any architectural additions. You then schedule a design studio session or two and you are off to the races so to speak.
How long does it take to build a Southgate home?
Heading into 2023, Southgate is taking 8-12 months to build a home. It does depend on the neighborhood, size, style and detail level of the home.
Are Southgate homes a 'smart home'?
The term 'smart home' is very vague. Southgate does include many wifi enabled items, but in comparison to other builders they are not. At least at the time of this post, Southgate does not provide state of the art home. For example, a home that has complete control of major items via a smart phone app.
Are Southgate homes energy efficient?
Yes, they are. Southgate does a very good job of building an efficient home. Especially for the size of home and the amount of windows they use.
Is Southgate a custom home builder?
Nope, they do not build a custom home.
Will Southgate build on my lot?
Not at this time.
What is a quick move-in home?
Quick move-in homes or inventory homes are homes that Southgate designs and builds without a client and to thier specifications. They build these types of homes for potential clients that cannot wait 6-12 months to build a home.
Can I purchase a Southgate home as an investment property?
Most of the time the answer would be no. It is typically controlled by the neighborhood HOA and not Southgate.
Can I build a Southgate floor-plan from another community?
No, each set of floorplans goes through an exhaustive process of adhering to requirements in each neighborhood and then getting permitted.
How much money do most people spend on upgrades for their Southgate home?
Our clients on average spend about 10% of the purchase price of their home on upgrades after contract.
What upgrades should I purchase for my Southgate home?
Here is a list of upgrades our clients typically purchase when building a new home:

How can I get out of Southgate contract?
You or your REALTOR® can notify the sales associate that you will not be closing on the home and want out of the contract. This will put you in breach of contract and Southgate will determine what steps if any they will pursue. You will typically lose all your earnest money (see below) and any funds you spent on upgrades. I have never had a client get sued for specific performance or 'forced to close' on any new construction home. The builders typically will just sell the home to someone else and keep your money.
Is my earnest money refundable if I cancel my Southgate contract?
Many agents and individuals are on the web stating you can always get your earnest money back from Southgate or any builder. This is NOT the case. When you sign a contract and provide earnest money to the builder your are agreeing to typically forfeit the funds if you cancel the contract. It is up to the builder to determine if they will return your earnest money or keep it. There are legal ways to force a builder to return your earnest money, but they are on a case by case basis. Please consult your REALTOR® if you are in this situation.
