Pros and Cons of Building A First Texas Home

My first encounter with First Texas Homes involved them moving into the neighborhood where I lived. Darling homes abandonded the neighborhood since it was selling very slowly and Darling wanted a faster knock down rate. First Texas Homes moved in and started building homes at about 80% of the value of the Darling Homes. As you can imagine, the neighborhs were very upset. To their credit, First Texas met with the home owners in a residents home. They were respectful and answered all our questions. That took guts and class and made an impression on me long before I entered real estate. Today First Texas Homes has increased their finish out level and moved a market space where they provide a solid home for a very fair price. To me character counts and First Texas Homes displayed character and integrity when they did not have to.

Pros of Building A First Texas Home

1. Architecture - First Texas has some has some wonderful floorplans and they will allow you to modify them to a certain extent, thats a big value add.

2. Location - First Texas Homes is consistently building in some of the more expensive cities and neighborhoods all over DFW.

3. Value - This company cranks out a solid home that tends to appreciate in value year over year. They also frame a very solid home, I have been impressed.

Cons of Building A First Texas Home

1. Quality - Most builders suffer in this area and First Texas Homes is no exception. If you get your inspections and use a solid new construction REALTOR® you will be fine.

2. Negotiations - I have been told time and time again by their sales associates we cannot use our preferred title company when building with them. This is just wrong plain and simple, do better First Texas Homes.

3. Repairs - They will repair your home and fix your problems, but it may drive you crazy or it may be smooth as silk. They need to improve on the consistency of quality service in this area.

What is the design process like with First Texas?

Since First Texas Homes allows you to modify your floorplan, the design process can take quite awhile. Be prepared to spend some time thinking about the changes you want before your design meeting.

How long does it take to build a First Texas home?

Heading into 2023, First Texas is taking 8-12 months to build a home. It does depend on the neighborhood, size, style and detail level of the home.

Are First Texas homes a 'smart home'?

The term 'smart home' is very vague. First Texas does include many wifi enabled items, but in comparison to other builders they are not. At least at the time of this post, First Texas does not provide state of the art home. For example, a home that has complete control of major items via a smart phone app.

Are First Texas homes energy efficient?

Yes, they are. First Texas does a very good job of building an efficient home. Especially for the size of home and the amount of windows they use.

Is First Texas a custom home builder?

Nope, they do not build a custom home, but their sister home Gallery Custom Homes is.

Will First Texas build on my lot?

Not at this time.

What is a quick move-in home?

Quick move-in homes or inventory homes are homes that First Texas designs and builds without a client and to thier specifications. They build these types of homes for potential clients that cannot wait 6-12 months to build a home.

Can I purchase a First Texas home as an investment property?

Most of the time the answer would be no. It is typically controlled by the neighborhood HOA and not First Texas.

Can I build a First Texas floor-plan from another community?

No, each set of floorplans goes through an exhaustive process of adhering to requirements in each neighborhood and then getting permitted.

How much money do most people spend on upgrades for their First Texas home?

Our clients on average spend about 15% of the purchase price of their home on upgrades after contract.

What upgrades should I purchase for my First Texas home?

Here is a list of upgrades our clients typically purchase when building a new home:

  • Wood floors throughout the downstairs and upstairs
  • Kitchen appliance packages, counter tops and lighting
  • Lighting
  • Upgraded secondary bathrooms to fully custom tile showers
  • Architectural upgrades for enhance elevations, and back porches
  • Swimming pool and outdoor areas

How can I get out of First Texas contract?

You or your REALTOR® can notify the sales associate that you will not be closing on the home and want out of the contract. This will put you in breach of contract and First Texas will determine what steps if any they will pursue. You will typically lose all your earnest money (see below) and any funds you spent on upgrades. I have never had a client get sued for specific performance or 'forced to close' on any new construction home. The builders typically will just sell the home to someone else and keep your money.

Is my earnest money refundable if I cancel my First Texas contract?

Many agents and individuals are on the web stating you can always get your earnest money back from First Texas or any builder. This is NOT the case. When you sign a contract and provide earnest money to the builder your are agreeing to typically forfeit the funds if you cancel the contract. It is up to the builder to determine if they will return your earnest money or keep it. There are legal ways to force a builder to return your earnest money, but they are on a case by case basis. Please consult your REALTOR® if you are in this situation.
