Gone are the days of walking into a model home and telling the sales associate 'how the cow ate the cabbage' or demand a great deal. We are now not even able to build a new home and make the finish out selections. Todays market is dictated by the builder and the buyer has precious little control or input. So here are a couple of ideas to help you succeed when buying a new construction home in Celina Tx.

Tip #1 - Time is not your friend

Buying a new construction home in celina is very different from building a new home in other parts of north Texas. You will encounter extremely limited supply of homes. So you better be ready to sign the minute you find a home you love. Sales associates will not hold the home for you or give you time to consider it. You only have that moment to decide. I know it sounds crazy, but this is the Celina new home market we are in.

Tip #2 - Be prepared

Your REALTOR® should sit down with you and explain how new construciton works. They should also not begin the process of visiting homes until all your paperwork is in order. You should not ever visit a model or look at homes until you have a pre-approval ready, know your budget, and understand exactly what you are looking for. Any other approach is just wasting your time, your agents time, and the sales associates time.

Tip #3 - Know what you want

When you are searching for a new construction home in Celina, you will be presented with lots of homes for sale. Most of them are not what you want or will even accept. However, you just might encounter a home that will work and you could grow to love. Actually, the more you think about it, the more you realize it would be great.

My point is to keep an open mind while shopping for that perfect new home. Keep in mind your list of 'must haves', 'wants' and 'would like to haves'. Each list will help you stay on track while trying to decide if the home you just found is a hidden gem or one you should pass on.

Tip #4 - Use A Real Estate Agent

This is perhaps the most misunderstood aspect of residential real estate. An individual may see the need to engage an agent to represent and protect their interests during the purchase or sale of a home. This same person then may feel representation is not needed during the construction of a new home.

It may start with seeing the nice person sitting at the desk in the model home and believing they have your best interests at heart. Perhaps you feel they are also licensed as a REALTOR®, or maybe the must follow a code of ethics like an agent is required to. Well they don't on all accounts.

Perhaps it stems from the fact that agents are not taught anything about new construction in real estate school and their brokers never teach them. It is 100% on the job training, so they either don't understand what to do or how to help.
