Deb and I love a great Kolache and we aren't afraid to drive a ways to get one. You might also have a love of these amazing Czech pastries. It might be ok to claim that Kolaches are now officially a naturalized Texas treat. After all, if you have ever ventured down to the Texas hill country you know all about the amazing Czech bakeries down there.
Our youngest went to Southwestern in Georgetown and gained 10lbs going to see her by stopping on the way for Kolaches. Now I am no expert, but I know a good one when I taste one and the <a href="https://www.kolacheshoppe.com">Kolache Shop</a> in Celina is doing them very well.

Welcome to the November 2023 Celina Texas Real Estate Market Update. The data below is from October 2023 and is reported by NTREIS.
As you can see, Celina has experienced a significant drop in the number of listings under contract, right at 24%. The time it takes to sell a home in Celina has doubled. This signifies how important it is to hire the right agent to price and market your Celina Tx home.
The good news is all the media reports screaming about a sell off are wrong. We have seen modest price adjustments due to over-pricing during COVID and the lack of inventory. The price reductions are averaging about 2.5% less than 2022's home prices.
We are definitely seeing a slow down in the Celina real estate market, but it is mainly due to a bad economy and much higher interest rates.

As a Realtor in Collin County, TX, I meet a lot of amazing families and I enjoy talking to them about the great parks and outdoors that this amazing county has to offer. Outside of Collin county’s great school system, safe neighborhoods, and an abundance of recreational opportunities there is also a large amount of outdoor activities. One of the standout features of this region are its beautiful parks, offering children and families a chance to connect with nature, play, and create cherished memories. In this blog, I (and my kids opinions) will take you on a journey through some of the best parks for kids in Collin County; where the little ones can run, jump, and explore to their hearts' content, as well as, some adult activities (anyone like outdoor exercise areas).

Nestled in the heart of McKinney, Myers Park and Event Center is a sprawling 158-acre oasis that's perfect for kids of all ages. The park offers a wide range of amenities, including playgrounds, hiking trails, and even a fishing pond.

Once the terms are approved, Home Partners of America, with your Realtor, will submit a competitive cash offer to buy the home. If the seller accepts, you sign a year lease and Right to Purchase Agreement.
Right to Purchase: You will rent the home with flexibility of only a 1 year lease and the option to purchase at any time. When your lease term ends, you have the option to walk away without penalties, or you can renew your lease for another year. In total, you can rent the home for up to 5 years (3 years in Texas).

The dictionary defines contingent as the following:
Energetic or Participating: Being engaged in some kind of physical or mental activity. For example, an active person is someone who regularly exercises and engages in physical activities.
Operational: Something that is currently in use or functioning, as opposed to being dormant or inactive. For instance, an active volcano is one that is currently erupting or showing signs of eruption.
Present or Ongoing: Something that is currently happening or continuing, rather than being completed or in the past. An active investigation is one that is still ongoing.
Not Passive: Not merely receiving actions but taking actions or initiatives. An active listener is someone who is engaged in the conversation and responding appropriately.
Available for Use: Something that is accessible and ready for use. An active account is one that you can use for transactions.
Involved in Military Service: An active-duty military member is currently serving in the armed forces.
The definition of 'Available for Use' strikes very close to home for us in the real estate world. The status of active does mean the home is available for purchase.
Why can't I buy the home in all states of 'active'?
The short answer is, because...
The long answer is because many of the 'active' states are actually under contract by buyers and they are waiting to clear a <a href="https://www.livingwell.realty/blog/what-does-contingent-mean/">contengency</a> or accomplish some required action. Once the task has been accomplished the property will move on to another status and out of the various 'active' statuses.
What does 'Active Kickout' mean?
The active kickout status is one of the more misunderstood statuses we have in Texas.
A kick-out clause lets people selling their house keep looking for better offers even if they've already agreed to an offer that depends on certain conditions. This rule in the contract allows sellers to say yes to an offer that has some conditions, while they keep trying to get a different offer without those conditions.
The 'kickout' also lets the seller who just received an offer without a contengency notify the current buyer that they have a certain amount of time ( usually 72hours) to remove their contengency or the sellers can kick out the current buyers and sell to the new buyers who do not have a contengency.

An en suite bathroom is a private bathroom that is directly connected to and accessible from a bedroom. It is typically designed for the exclusive use of the occupants of that particular bedroom. The term "en suite" comes from the French language and means "in sequence" or "in connection."
Now that is a very formal definition and describes what an en suite bathroom is, but why do you want one? They are perfect to keep the peace in a house full of kids that all need to get ready at the same time. Daughters also love them when they need a tub bath to de-stress or unwind, Sons need them after they get covered in mud, dirt or grime from the stuff boys tend to do. If you don't like my 'dad reasons', then please read my more professional list of reasons, but trust me, having a bathroom for each child ranks #1 on the list for this father:

The actual cost of adding an en suite bathroom to a new home or existing home is somewhat consistent. It is based on what level of finish out you select and what you include in your design.
A modest en suite I recently built with Highland Homes in Celina was priced out right at $40,000 dollars. Another bathroom we did this year was with the Toll Brothers in Frisco and it was over $70,000. As you can see the prices can vary widely, but the cost is reflected in the builder, location, and finish out.
Our personal home has been undergoing a major remodel and our second master suite came in at $35,000 and has some really beautiful fixtures, but would be considered modest in our area. We had to replace wall insulation, some framing and other items beyond what a new construction bathroom would cost.
If the price is causing you to reconsider adding en suite bathrooms, keep in mind you will recover all or perhaps even more of the initial cost if and when you sell the home on the open market.

I have helped literally hundreds of individuals and families build their new dream homes. On many occasions, the clients have a need or desire for a 3, 4, or even 5 car garage. Some clients have a large family and the kids are either driving or will soon be doing so and those cars need to be stored. Some of our clients like toys, expensive toys. Muscle cars, classic cars, sports cars, lifted trucks or even super cars. Whatever your need a 3+ car garage is relatively easy to find.
Garage Dimensions
A garage is composed of 'bays' or stalls. A stall will hold one car and it can range in size. A production home builder will make the garage bays the absolute minimum size required to fit a car and a custom home builder will typically build oversized bays.
A minimum bay size is around 10-12 feet wide by 20-24 feet deep. Let's establish a nice sized bay at 12 feet x 20 feet. This yields 240 square feet per bay.
3 Car Garage Size
Garage layouts come in many shapes and sizes, but the most common is 3 bays side by side. This layout will typically have a single 2 car wide door and 1 single car wide door. You can also have a 'tandem' garage where the width is 2 bays wide, but one side is 2 bays deep.
Width = 36 feet wide x 20 feet deep = 720 square feet
Most garages will have an apron or lip that is a separation area between the garage and the wall of the home. This is also typically has a tire bump stop to alert the driver they have pulled in far enough. This can add 2 feet to as much as 4 feet to the depth of the garage bay. So if we update our calculations we get:
864 SQUARE FEET
This is just a bare minimum, you may find you will add even more space due to architectural designs, storage requirements or just aesthetics.
Garage Options To Consider
There are many great options to add to your new garage design, just keep an eye on your budget.

I live in Texas, the home of lifted trucks. I have one, my friends and colleges have them, so you may want to consider a taller garage. A standard height garage door is 8 feet tall. Many trucks or other large vehicles cannot fit through this opening. You can design your new garage to have a 9 foot header on your garage door and most vehicles can now fit through this opening.
You may ask why we would want to raise the height of the garage? This is Texas, home of the hail storm. Hail storms are no joke, they can turn a $100k Ford Raptor into a $500 piece of metal Swiss cheese. Trust me, move your cars into the garage when a hail storm is in the forecast.
Garage Door Materials
A popular trend in DFW is to use cedar planks on your garage door exterior. Keep in mind this will require a much more expensive door frame, a heavier door opener and upkeep to keep the wood stain pretty.
Garage Door Openers

Seriously, I have spoken with one of the best guys in the business and a LiftMaster opener is the best in the industry. This recommendation comes from a crew that installs doors, openers and fixes problems all day, every day.
Smart Home Enabled
You can now add your garage door openers, garage lighting, and even the HVAC and fans in the garage to your smart home system. Make sure the components your contractor is using is compliant with your home automation system.
Lighting
Can we all agree that fluorescent lighting needs to go? The new recessed LED lights are amazing, last forever and you can even change the color. It's a much needed upgrade.
Floor Coating
One of my favorite upgrades I personally did, was a professional garage floor coating. We had our installer use the same material used by car dealerships in their garages and it was worth every penny.

That is all well and good, but we are focused on what 'contingent' means in real estate. Well the meaning is still very consistent with our original definition. Its just focused a bit more on the actual circumstances of a transaction as follows:
The seller has accepted an offer, but they've chosen to keep the listing active in case certain conditions aren't met by the prospective buyer.
Can I still buy a home with a status of contingent?
The short answer is 'maybe'. It truly depends on what type of contingency is in place on the home you want.
The seller may legally accept backup offers when the home is labeled as contingent. If the primary contingency contract ends, then the backup offer instantly becomes the active contract.
The mortgage contingency is the most often becomes the reason why a buyer is compelled to withdraw from a property due to false information, rapidly rising interest rates or rapid price increase while searching for a home. Below is a list of the most common types of contingency contracts in Texas.
Appraisal Contingency
This is one of the most common contingencies we encounter today. The buyer's obligation to purchase the subject property is contingent on the home appraising for value or the contract price. If it does not, the buyers can walk away from the deal and have their earnest money returned.
In the last few years, we have seen buyers waiving their appraisal contingency in part or in full to secure the contract on the subject property.
Financing Contingency
This contingency states the sale depends on obtaining necessary financing from a lender. If the buyer cannot do so, the contingency allows them to back out of the sale without penalty. This contingency typically has a finite time period to notify the seller of a buyers desire to invoke this contingency.
Title Contingency
This contingency protects the buyer in case a problem is discovered with the properties record of ownership. These issues may encompass an unresolved lien on the property, judgments associated with the property resulting from civil actions, or unpaid taxes. Clearing the title for the new owner requires resolving these liens and judgments. If these matters are not addressed, buyers have the option to withdraw from the sale without facing any penalties.The Sale of Another Property
Home Inspection Contingency
By including this contingency, you express your intention to proceed with the purchase of the property provided that the home inspection does not uncover any undisclosed issues and does not reveal significant problems beyond your willingness to address. As part of this process, buyers engage a home inspector, arrange for the inspection, and communicate how any identified issues affect the property's sale.
This is commonly handled during the 'unrestricted right to terminate' period or as its more commonly know the 'option period'.
As a seller, do I have to agree to contingencies from a buyer?
Sellers are not required to agree to contingencies. Sellers are typically more open to contingencies when the market is slow or commonly called a buyer's market. The sleepy little town of Weston Texas throws a great annual 4th of July parade in downtown. Everyone is welcome and its a great event for the kids. You will see everything from horses with flags, the local volunteer fire trucks and even locals driving their tractors in the parade.
The even is truly a throw back to a by gone era. You will need chairs for everyone and water as well. Parking is free and usually in a residents hay field just off from downtown. Its a brief walk to find your spot and it is first come first served on the best locations.
The parade does make a loop through downtown, so there are not really any bad seats. We usually sit in front of the fire house, but we may try a new spot this year. My advice is get there a bit early and find a spot under one of the shade trees lining the road.

REALTORS get paid on a commission basis usually at the time of closing or settlement. The actual amount is based on the negotiated rate that the seller and the seller's agent have agreed upon. The commission is split between the sellers agent and the buyers agent. The split ratio is not always an even split and the amount varies as well. The commissions and splits are all negotiable.
Most people don't realize how much risk REALTORS® carry when helping clients. If a client does not close on the home for any reason, the agent does not get paid. The amount of invested hours can range from just a few to hundreds depending on the complexity of the deal.
There is also a dark side to real estate agents not getting paid. REALTORs get lied to many times. Here is what can happen. A potential client claims not to have an agent. They recognize the local agent has the information they need and want. They use them to find the home, tour it and determine an offer price. Then the clients contact their agent friend or relative and have them write the offer. Thereby excluding the agent who actually did the work and deserves to be paid. So if an agent ever asks you to sign a buyers rep agreement, it is so they can ensure they get paid if you close on the home.

While there are certainly successful real estate agents who earn a significant income, the income of a realtor can vary greatly depending on various factors such as their experience, the local real estate market, the number and size of transactions they handle, and their personal business practices.
Real estate agents operate as independent contractors and are responsible for covering their own expenses, including marketing costs, licensing fees, insurance, and other business-related expenses. Additionally, real estate agents typically work on a commission basis, meaning they only earn income when they successfully complete a transaction. They do not receive a regular salary or guaranteed income.
The real estate industry can be highly competitive, and success often requires hard work, dedication, strong networking skills, and market knowledge. Some realtors may achieve a high level of success and accumulate wealth over time, while others may earn a more modest income or struggle to establish themselves in the industry. The Steps Involved To Get Paid
Commission Percentage: When an agent represents a client in a real estate transaction, they negotiate a commission rate as a percentage of the property's final sale price. This percentage is typically agreed upon before the agent begins working with the client and can vary depending on factors such as location, property type, and market conditions. The commission rate is usually split between the seller's agent and the buyer's agent.
Listing Agreement: If an agent represents the seller, they typically sign a listing agreement. This agreement outlines the terms and conditions of the sale, including the agreed-upon commission rate. The listing agent's commission is typically paid by the seller upon the successful completion of the sale.
Buyer Representation Agreement: When an agent represents a buyer, they may sign a buyer representation agreement. This agreement establishes the agent's role in helping the buyer find a suitable property. The buyer's agent commission is usually paid by the seller out of the proceeds from the sale.

Texas does not allow dual agency, instead we use something called intermediary. We do not recommend entering into this arrangement. It can be done with professionalism, but it is very, very difficult to represent both parties and advocate for their best interests while doing so.
You may now be asking why an agent would willingly do this. Well, its the money. The agent gets to keep all the commission that the listing agreement specifies for the transaction. In our example, that would be 6% or $48,000.

Many of my clients receive their Notice of Appraised Value from the Collin County Appraisal District (CCAD) and they immediately want to protest their taxable amount. As a courtesy to my real estate clients, I will represent them for free when protesting their taxes. Before we storm the evil tax barrons we need to do our due diligence first.
You see, many times you are better off letting sleeping dogs lie. The worse mistake you can make is to protest your taxes and you inadvertently point out to the taxing authority that your taxable value is too low for the market. So how do we keep that from happening?
Its a very simple process for a real estate professional to do a quick market analysis for your home. This document will tell us within a margin of error exactly what your 'market value' is for the current real estate market. This value is one of four techniques we use to protest taxes.
So in conclusion, if your taxable value is lower than the market value, keep quite. If your taxable value is equal to the market value keep quite. If your taxable value is higher than the market value, fight!
Determining if you should protest...
If you believe the appraised amount is too high, your first step is an informal meeting with the county appraiser. Meetings are on a walk in basis. There office is located at <a href="https://www.collincad.org/" target="_blank">appraisal office at 250 Eldorado Parkway in McKinney</a>. Do not delay in dropping by, go now before it is too busy. The last day to do this is May 15, with no exceptions.
But be prepared to present evidence that the appraised value is too high and/or that you are being appraised unequally when compared to the appraised values of your neighbors.

A Comparative Market Analysis (CMA) is a document typically produced by a REALTOR®. REALTORs typically have access to the multiple listing service data which shows all the sales data in your area. This document is part science and part art form. It contains recently sold homes, pending sales data and homes currently for sale similar to your.
This is the industry standard for showing the current value of a home.
Replacement Cost
When you are trying to establish the value of a home, calculating the replacement cost at current labor and material prices can be very effective. You will need to leverage home estimating software typically used by home builders. This is usually not an effective method when attempting to lower the appraised value, since it is typically more expensive to rebuild a home at current prices.
Price Per Square Foot
Establishing a valid price per square foot for the subject property is relatively straight forward. Finding comparable properties to use in your comparison is much more difficult. New homes will typically be much more expensive than your home. Existing homes will be more difficult to compare against due to a variety of reasons. The strongest reason for to avoid this techniques is the inconsistent calculation of a square foot price.
Purchase Price vs. Taxable Value
This is quite possibly the simplest and most effective technique to use if you have closed on your home within a year or so. Texas is a non-disclosure state for real estate sales prices. The only entities that know your purchase price
Know that the cost per square foot does not take into consideration a number of other factors that affect the value of your property. Some of those factors are age, condition, location, quality of construction, size of your land, etc. Many property owners get relief through this process.
I want to protest, now what...
If you are not satisfied with the results of your informal meeting or if you did not have one, file your protest before May 15. Don't wait until the last minute, you may miss the deadline.
You must file a written protest. The Collin County appraisal district has <a href="https://www.collincountyappraisaldistrict.org/collincountyforms/protestarb.pdf">protest forms</a> available, but you do not need to use a form. A notice of protest is sufficient if it identifies the owner, the property that is the subject of the protest and indicates that you are comparable with a decision made by the Collin County appraisal district. Protests are to be sent to the chief appraiser at the <a href="https://www.collincountyappraisaldistrict.org/collincountyappraisaldistrict-contact.html">Central Appraisal District of Collin County</a>.

You might be asking why in the world would we say the builder is more important than the REALTOR®? We are saying it because its true. The builder sets the tone of the project with their attitude and behavior. They also determine the quality of materials and the sub-contractors they use. They control so many aspects of your new home, that their influence is second to none.
How do I pick a solid builder?
Ask your REALTOR®, that is the best source of information you will find. Your agent is paid to provide you with advice based on their personal experience, the brokerage or team's experience and what their local market is saying about the builders.
You can also research builders via on-line reviews, but be cautious. Most review sites can be gamed and do not necessarily reflect honest consumer sentiment. The one website with fairly honest reviews is Google reviews. They do not allow a business owner to do anything, except to respond to the review.
What do I look for at the job site?
You can get a great feel for how well a builder constructs a home by walking a few of their job sites. Go drive through a neighborhood they are building in and look for their signs in the front yards. Walk through a home that has just been framed, find one that has the dry-wall done, and even one that just installed the cabinets. Are the job sites clean? Does the product look good, straight lines, good materials and no damage? Trust your instinct on what looks clean and proper and what looks trashy and dirty.
Should I talk to the sales person in the model?
Of course you can talk to them, just do not sign anything or give them your name, phone or email address. The sales associates will want to register you for their records. If you do not inform them that you will be using a REALTOR®, they may refuse to pay them on your behalf.
Sales associates are a wealth of knowledge for the neighborhood and the builder, but they do not work for you. Never believe that they do. They will always have the best interests at heart for their employer. You know, their employer is on the sign out front and on their name badge.

Many of you may be wondering how a REALTOR® could NOT be a new home specialist. Well, the sad truth is agents are not taught about new construction or new homes when getting their license. Many times they are never taught about new homes when they get training from their brokers. Its a sad aspect of the real estate industry that they are legally allowed to represent you when contracting with a builder, but they know very little about the process.
We are experts at new construction homes
Everyone of our agents is sent through our exclusive 12 week new construction boot camp when they join our team. We teach them everything from how to help select the right lot to all the aspects of home construction. It makes a huge difference for our clients overall experience and quality of home.
What to look for in your agent
You need to look for an agent that has experience building new homes in your area and with your builder. Most agents only perform 5-7 contracts per year and sadly a new build is not part of that. Finding an agent that has helped build over 10-12 homes a year is ideal, but you may have to settle for an agent with only 1 or maybe 2 build jobs per year. We do well over 50+ build jobs per year, so call us if you are in north Texas.
You also want to see what an agent does to keep you updated on the progress of your new home. Leave the attitude at the door please
The final thing to look for is personality. A new construction agent will encounter many different types of people that are never encountered when buying or selling residential resale. Your agent will have the builders sales associate, construction managers, many sub-contractors and tradesman to deal with. This is not the time or place for an arrogant attitude. An agent must be humble, and keep his or her eye on the prize. They need to make friends with the crew, since this will result in a better built home for their client.
<a id="Get-Your-Home-Inspected"></a>Get Your Home Inspected
You must, must hire an independent home inspector to check on your home at a minimum of two separate times during the build process. No exceptions, just do it.
Each inspection price will be based on the size of your home and what the inspector has been instructed to do. The inspector checks things the city inspector does not bother to look at. They are tasked with performing two distinctly different home inspections.
If the cost bothers you, just think of it as a form of insurance. You are hiring a solid, licensed inspector to look at the home from top to bottom and tell you and the builder what is wrong. They always find items that were broken or installed incorrectly, always.
Each home inspector is different, you want ours. They know new construction and are pit-bulls.
<a id="Demand-To-Use-Your-Preferred-Title-Company"></a>Demand To Use Your Preferred Title Company
What? Why in the world should I care about the title company, I don't even know what it is...
I understand, I really do. The title company does two things for you. First, they provide you with a title insurance policy that protects you from any problems with you owning the home free and clear. Second, they manage all the paperwork, documentation, fees and funds for the closing of your new home.
The dirty little secret is, they are also to be a neutral third party between the buyer and seller in a real estate transaction. But wait, how can that be when the builder owns them? Exactly...
The title company also has attorneys on staff to keep everything legal. My concern is where the title company employees loyalty lies. Does their loyalty lie with you who will only ever do 1 deal with them or with a builder who sends them potentially thousands of deals a year. Your call, but this is a federally protected right you have. Why not use the right you are granted?
Also keep in mind the title companies location. Will you be driving to the one title company the builder owns that is an hour trip each way? Your agents title company will usually be just a few minutes away. Again its up to you, but the last thing you will want to do on closing day is spend two or three hours driving to sign papers. Our title company will come to your home or office to allow you to sign papers.
Conclusion
Find yourself a rock star new construction REALTOR® and take their advice on the best builders. They will also advise you on an honest and fair title company and home inspector. If you do these four simple things, you should have an amazing time building your dream home.

In short, the impact to the Texas real estate market has been catastrophic. Primarily in the north DFW real estate market we had an influx of California cash and it caused uncontrolled price escalation and scarcity.

In 2019 the average Collin County home price was $377,993 and in 2022 it had risen to $618,892. Keep in mind, that is an average price for an existing home. New home prices shot up even faster and higher.
We had clients in the Prosper/Celina area experience $200k to $300k equity increases due to the escalating new construction home prices. We have seen a 4% average drop in home prices in the last 6 months. So our market is stable on pricing.
Summary
The $500 question is, will the migration stop or even slow down anytime soon. We believe the answer is no!

With area growth, comes more use of streets. The traffic on Highway 380 can get heavy at certain times of the day. But when you know what to expect you can plan around getting stuck in the crazy traffic at peak travel times.
Homes May Cost a Bit More
Being that Prosper is a highly desirable area to live in and there is plenty of business and residential growth to match it, the home prices are slightly higher as compared to areas that are not as popular. Of course, this does mean that purchasing a property in Prosper is a good investment when it comes to growing wealth with equity in your purchase.
The Pros of Living in Prosper
Okay now that we have brought up an honest well-rounded look at the few downsides to Prosper let's look at the many benefits that outweigh any of the drawbacks.
No State Income Tax
Okay so this isn't a perk only found in Prosper but it is nice. Texas does not have a state income tax. This allows Prosper residents to keep more of their hard-earned income in their own pockets.
Development and Growth
This can be a drawback if you ask some residents as they may prefer for the town of Prosper to remain as quiet as possible. But with the right balance of growth and development, it can be beneficial. Many businesses are seeing that Prosper is a desirable place to be so this is creating more job opportunities right inside the town. Meaning fewer people will have to commute out to Dallas and Ft. Worth for work (which is not a horribly long drive in itself).
The Schools
Prosper has one of the best public school systems in the state of Texas. This may be one of the biggest driving factors for several families moving into the Prosper area. The public school system is top-ranked and many people are searching for homes within the Prosper school boundaries.
Master Planned Residential Communities
Real estate in Prosper is highly desirable for a reason. There are many safe and well-thought-out neighborhoods within Prosper. For some homeowners it is a non-negotable attribute of a home purchase. If a home is outside of their hopeful designated school's boundaries they may walk away. It is not uncommon for homebuyers with young school aged children to feel strongly about a home purchase within certain district or even individual school zoning boundaries.
Research conducted by the National Association of Realtors has shown that 26% of homebuyers hold a home's school quality as a main driving factor in location for purchasing a home. This jumps to 46% when the buyers are between the age of 30 and 39.
How Living in A Great School District Can Impact Prosper Home Values
It is no surprise that Prosper Texas has one of the best school districts around and that several families have and are moving into the Prosper area to benefit from the great public education system.
Real estate appraiser Mason Spurgeon notes that when it comes to a home purchase location is everything. He also notes that the more desirable a school district is, the more desirable the property becomes.

When buying or building a new home, the location of the home will have huge impact on your satisfaction with your new home. A cul de sac lot brings many advantages with very few disadvantages. In this post, we will dig into the pros and cons of buying or building a home on a cul-de-sac lot.
Definition of a Cul De Sac
Formal Definition: a street or passage closed at one end.
I actually grew up on a cul-de-sac, but we called it a 'dead end street'. It was an amazing place to live. That circular end hosted many football, baseball games as well as rounds of tag. It had a street light and it was the gathering place for all the neighborhood kids.
Pros And Cons Of A Cul-De-Sac Lot:
The Pros of a cul-de-sac lot:
Traffic - you will typically experience much, much less traffic on a cul-de-sac. The only reason someone drives down this road is they live there or they are lost.
Lot Size - many times the yards or 'lot' is much larger due to the pie shape a cul-de-sac lot forces upon the developer. The home depands a certain size and the backyards tend to be huge.
Noise - less traffic, less noise its just that simple. Keep in mind, if you back up to a major road you will still have road noise.
Parking - you will typically have quite a bit of parking in the street due to the circular nature of your front curb.
Views - many times, cul-de-sacs are created by the developer due to a nearby green space, creek or body of water. This results in great views for the home owners.
Safety - with much less traffic, kids tend to play outside more with less chance of injury due to mortorists.
Community - neighbors tend to walk, and talk to each other more in this slower paced environment.
The Cons of a cul-de-sac lot:
Cost - the lots tend to be larger, have better views, are in limited supply and highly desired. This all results in a higher sales price on average.
Limitations - the unusual shape of many cul-de-sac lots will limit the size, shape and potentially style of driveways.
Seclusion - believe it or not, some people dislike the secluded environment a cul-de-sac lot creates. They prefer the more active and visible lots of a through street.
Summary
Our clients consistently report to us the love their cul-de-sac lots. They comment about how they now know their neighbors and tend to be outside more. The kids have made friends and it just seems more peaceful and a slower pace. You can start with a blank sheet of paper or you can select one of their plans and begin modifing it. You could of course just build a standard plan, but you are not taking advantage of all the selections that make this a true custom home.
Our clients made some modifications to the floor-plan, but the general layout is from the <a href="https://www.ourcountryhomes.com/plans/carlyle">Carlyle</a>. The front Study is their Flex Room, and they made bedroom 4 the Office and the flex room on the original plan became bedroom 4. They also extended the patio to include the entire area under the roofline in back and added a fireplace and outdoor kitchen. They’ve also installed a massive custom pool, and there’s a ton of custom upgrades they’ve made throughout to help match the mediterranean look they wanted (ie Pella Doors, custom black frames windows, upgraded pavers for the driveway and front walkway, etc).

Details about the Prosper Christmas Festival
If you have not yet come out to a community festival in Prosper this is a great one to make your first. The festival brings all the small-town charm that Prosper is full of with big-town festivities. This is a free family event with the annual community tree lighting taking place at 7 PM. It is fun to watch the community, especially the children, countdown and watch the Prosper Christmas tree light up. It is a great way to end a fun day of celebration led by Mayor Bristol and the Town Council. The tree lighting will also include fireworks.
The Parade
Just before the Christmas festival officially begins the day will be kicked off by the Prosper Rotary Club Christmas Parade which will begin at 2:30 PM. If you would like to be part of the parade you can sign up with the <a href="https://www.prospertx.gov/wp-content/uploads/Rotary-Parade-2022-Entry-Form.pdf" target="_blank">parade entry form</a> at any time before the day of the parade. Early entry fees are $50 and the fee after November 25 is $65. List of Festival Events
In addition to the parade starting things off and the tree lighting ending things out the festival will have a Santa's workshop, a kid's Christmas shop, horse-drawn wagon rides, community stage live performances, Santa's selfie Station, a kid's zone, and amazing shopping opportunities. There will be over 90 exhibits with crafts, games, and prizes. The shuttle service will begin at 1:30 PM.
The town of Prosper is proud to put on community events to bring people together to enjoy the holiday season. Many local companies have come together to help sponsor this event. Admission is free and everyone is of course welcome.

There will be three different races a virtual miracle mile 1-mile fun run, a 5K run, and a 10k run. Each run has two different starting times one at 8:15 AM central standard time and one at 10 AM central standard time. November 17 was the last day to get the early bird prices.
The miracle mile 1-mile fun run
The cost before November 17 was $25 the cost is now $30 per entry.
The 5K run
The early bird cost was $40. The cost for entry per participant is now $45 and you can sign up until all spots are full.
The 10 K
The discounted pricing was $47.50 the current pricing is now $52.50 per entry.
This race will benefit the Miracle League of Frisco
This is not just a fun time to get out with the family and stay active to help you stay healthy during a time of enjoying great food it is also a race with a good cause. The miracle league of Frisco is a sports organization centered around special needs children from the ages of five through 22. Sports offered through the miracle league include baseball, soccer, bowling, football, cheerleading, basketball, and track. Children with special needs of all different levels that live anywhere in North Texas are able to come to the miracle league program in Frisco.

You can pick up a race packet at Scheels – The Colony located at 4450 Destination Dr. in The Colony Texas you can pick up a packet on Saturday, November 19 from 10 AM to 7 PM. You can also pick up a packet on Tuesday the 22nd or Wednesday the 23rd from 10 AM to 8 PM on Tuesday and 10 AM to 5 PM on Wednesday.
