What is a unicorn? It’s the perfect home at the perfect price in the perfect location. Guess what! It doesn’t really exist. We often get the joy and privilege of helping buyers find their dream home. However, there is a difference between a dream home and a perfect home. When buyers begin their home search, they often have a list of “must haves” in their new home. Often times the expectations of those “must haves” require some adjusting. We help our clients navigate their home search as we work towards a happy home purchase.

Some things to consider when looking for your next home…

Location: One of the most important factors to consider is location because this cannot be changed. Is a big yard important? Does the home back to a busy street? Do you want to be close to urban lifestyle and amenities or would you rather be on a quite rural street? Having a clear understanding of the impact of location on your quality of life will positively influence your home buying experience. Price: It is critical that you know exactly how much home you can afford BEFORE you start looking. You will save yourself much heartache and disappointment because you won’t be looking at homes out of your price range. Your price range will often influence your location also.

Cosmetic features: Wood floors, granite counter tops, plantation shutters, and a beautiful kitchen…you want them all and you want them now. While nice amenities enhance the appeal of the home, they should not be your primary focus. Why? Because these things CAN be changed. If you find your dream home in your dream location but the kitchen cabinets aren’t the right color, don’t let that stop you. A savvy buyer will look beyond the current condition to envision what the home could look like with the right changes. So what is your “unicorn” and are you letting unreasonable expectations hold you back from finding the right home? Maybe it’s a recently built home with a swimming pool on a one acre lot in an urban area that is under $300,000. All the homes you’re finding in your price range however are older homes with smaller yards and they need some updating. You’re expecting to find a unicorn when it doesn’t exist . This is when you’ll have to prioritize your needs and wants and make some adjustments. You’ll either have to adjust your location or price because you simply can’t have both. When you have a clear understanding of your priorities, you’ll be moving in the right direction towards being a happy homeowner.
